General Preparation
- Complete Cleaning & Staging: Ensure all cleaning and staging is finished before the photographer arrives—preferably the day prior. While small items like flowers or decor may be adjusted for composition, larger furniture and staging accessories should be in place.
- Secure Pets: All pets should be secured or removed from the property during the shoot. Dogs must be off the premises or confined for safety, and MLS rules prohibit pets in photos. Hide pet items like bowls and beds.
- Minimize People: Occupants should either leave the property or stay out of sight during the shoot to avoid shadows, reflections, or interruptions.
- Garage Storage: Use the garage as a storage area for items that need to be hidden. Garages are typically not photographed.
Outdoor Preparation
- Clear Driveway & Street: Remove all vehicles from the driveway and, if possible, from the street in front of the property for a clean, unobstructed view.
- Avoid Wet Driveways: If a “wet look” is desired, it can be added during photo editing. Avoid wetting the driveway to prevent uneven patches or puddles.
- Hide Outdoor Items: Move trash cans, hoses, and other items to the side of the house or garage.
- Tidy the Yard: Mow the lawn, trim hedges, and clear the yard of pet waste at least 24 hours before the shoot.
- Prep Pools & Water Features: Clean pools, spas, fountains, and remove any covers. Provide instructions for operating water features if needed.
- Remove For-Sale Signs: Ensure “For Sale” signs are removed or installed after the shoot. Visible signs may violate MLS policies.
- Clean Patio Furniture: Dust and remove cobwebs from outdoor furniture. Avoid hosing furniture down on the shoot day.
Indoor Preparation
- Declutter Kitchen: Clear counters of dishes, sponges, and personal items. Remove magnets and decor from the fridge, and take up throw rugs.
- Declutter Bathrooms: Store away toothbrushes, razors, and personal items. Use decorative soaps, towels, or flowers for staging. Remove bathmats and rugs.
- Tidy Bedrooms: Make all beds and clear away clutter.
- Hide Trashcans: Store all trashcans out of sight in closets or the garage.
- Conceal Cords & Remotes: Tuck away visible cords, remotes, and portable fans for a cleaner appearance.
- Open Blinds: Open blinds to show views or allow natural light. If a window faces an undesirable view, keep blinds partially closed.
- Light Preparation: Turn on all interior lights and replace burned-out bulbs at least 24 hours prior.
- Ceiling Fans Off: Ensure all ceiling fans are turned off.
Twilight Photoshoot Preparation
- Turn on All Lights: Ensure all interior and exterior lights are on, including pool and spa lights. Replace any burned-out bulbs beforehand.
- Prep Water Features: Turn on fountains, waterfalls, and similar features.

How to book photography services

We’ll go over the shoot details and confirm the schedule.
A deposit is required to secure your booking; the appointment cannot be confirmed without it.
Step 2
Preparation
We’ll discuss the shoot details and location prior to the session. To ensure everything runs smoothly, please prepare your property using the checklist below. This will help create stunning, high-quality photos that captivate buyers and attract offers.
Step 3
The Shoot
On the scheduled day, we’ll complete the photo shoot at the agreed location. The remaining balance will be due at this time.
Step 4
Delivery
Within 7 to 14 days, you’ll receive your fully edited photos and/or videos. A download link will be provided, and the files will remain accessible for up to 1-2 months.
Need your photos sooner? Urgent delivery is also available upon request and can be discussed when booking.
Additional Information
Coverage Areas: Los Angeles and surrounding cities within a 30-mile radius from Hollywood. Mileage fees may apply for properties outside this area.
Deposit: A $100 non-refundable deposit is required at the time of booking. This will be applied toward your total balance.
Payment: Remaining balance is due in full at the time of the shoot.
Licensing: All prices include single-use, one-time licenses.
Cancellation Policy: Cancellations made less than 24 hours in advance will incur a $100 cancellation fee.
